APPLICATION APPROVAL CRITERIA
Each individual application is screened for approval based on the following four areas. Applicants may be denied if one or more areas do not meet the stated criteria. In some cases, applicants may be conditionally approved with requirements such as a co-signer/guarantor, an increased security deposit, and/or pre-paid rent. Please note: the application processing fee is non-refundable.
At Atwood Management, we are committed to the principles of Fair Housing. We adhere to all applicable federal, state, and local Fair Housing laws, including but not limited to the Fair Housing Act, the Minnesota Human Rights Act, and applicable city ordinances.

SCREENING CRITERIA
CREDIT:
- A minimum credit score of 620 is required for automatic approval.
- If an applicant’s credit score is between 500 and 619, conditional approval may be offered with an increased deposit or a qualified co-signer/guarantor.
- Applicants with credit scores under 500 will be denied.
- Past due, delinquent, or charged-off accounts may result in denial or conditional approval.
- Bankruptcies must be discharged at least five (5) years prior to application.
- Applicants with no credit history may be approved with a co-signer/guarantor or an increased deposit.
RENTAL HISTORY:
- Applicants must have verifiable rental history in good standing, with no material lease violations.
- Evictions or unlawful detainer actions resulting in a judgment for possession within the past seven (7) years will result in denial.
- Outstanding rental balances owed to previous landlords may result in denial unless resolved before application decision.
INCOME:
- Verifiable gross monthly household income must be at least three (3) times the monthly rent.
- Acceptable documentation includes recent pay stubs, bank statements, an official offer letter on company letterhead, or verifiable proof of income from self-employment or benefits.
- Applicants who do not meet the income requirement may be required to provide a co-signer/guarantor or pay additional deposit or prepaid rent.
CRIMINAL BACKGROUND:
- Applicants will be disqualified for:
- Felony convictions involving violence against persons, property damage, drug manufacturing or distribution, or sexual offenses that occurred within the past seven (7) years.
- Misdemeanor convictions involving violence against persons, property damage, or drug-related offenses that occurred within the past three (3) years.
- Other offenses will be considered on a case-by-case basis in compliance with applicable laws.
- We do not consider:
- Arrests not resulting in conviction.
- Expunged, vacated, or sealed records.
- Juvenile records.
- Convictions that are no longer reportable by law.
HOW TO APPLY:

- Click “Availability” and select your desired unit.
- Complete all required fields, upload proof of identification and income documentation.
- Pay the non-refundable application fee and submit your application.
FEES & SECURITY DEPOSIT:
- Application Fee: $55 per applicant (non-refundable)
- Administrative Fee: $100 per lease (non-refundable, due at lease signing)
- Security Deposit: Equal to one month’s rent, due within two (2) business days of application approval.
(Deposit becomes non-refundable if applicant cancels after approval.)
ADDITIONAL NOTES:
- Reasonable accommodations for individuals with disabilities will be provided upon request.
- Requests for modifications to screening standards due to disability-related reasons will be evaluated in compliance with applicable law.
